These Worka House Rules apply to all Workspace Bookings, and any defined terms used in these Rules have the same meaning as given in the Workspace Booking Licence Terms.
The Customer agrees that as a condition of the Workspace Booking, it shall:
Keep: (i) the Workspace; (ii) any part of the building the Workspace is within (the “Building”); (iii) any shared conference rooms, bathrooms, kitchens or kitchenettes, office equipment or other facilities that are made available for use by the Customer as well as other users of the Building (“Shared Facilities”); and (iv) any means of access in or upon the Workspace or Building (“Common Parts”), clean and tidy and free of Customer’s rubbish. Together, the Workspace, Building, Shared Facilities and Common Parts are the “Licensed Area”.
Only use the Licensed Area for office business purposes, in accordance with the terms of the Listing and not in any way that breaches any applicable laws or regulations. In particular, and without limitation, the Customer must not use or allow any illegal drugs, substances or other dangerous, or harmful materials into the Licenced Areaand may not exceed the number of attendees that are identified in the ‘Booking Confirmation’ to occupy and use the Workspace.
Not make any alteration whatsoever to the Licenced Area, including the installation of (i) any utilities, lighting, cabling, or other IT connections; or (ii) any furniture, fittings, or other property located in the Licenced Area that does not belong to Customer.
Not display any signs or notices at the Licenced Area without the prior written consent of the Workspace Partner.
Not do anything within the Licenced Area which may be or become a disturbance to the Workspace Partner, or other authorised users of the Building or any neighbouring property. In particular, Customer shall not (and shall ensure that its Personnel do not) act in a harassing, abusive or intimidating manner (whether physical or verbal) or in a way that degrades, insults or deliberately offends any of the authorised users or occupiers of the Building or any neighbouring building.
Not cause or permit to be caused any damage to or obstruction of: (i) the Licenced Area; or (ii) any property of the owners or other occupiers of the Workspace, Building or neighbouring property. The Customer shall be responsible for any damage caused by the Customer or its Personnel to the Licensed Area, reasonable fair wear and tear excepted, and paying the Workspace Partner for any reasonable repair/replacement costs in respect of such damage. If any such damage (beyond normal wear and tear) should occur during the Licence Term, Customer agrees to notify the Workspace Partner immediately upon discovery of such damage occurring. The Workspace Partner also reserves the right on its own behalf and on behalf of any other Building owner or manager to inspect the condition of the Workspace from time to time and to make any repairs or improvements as necessary.
Not use or seek to use the Licensed Area as its corporate, registered or designated address for any official, legal, or regulatory purposes without prior written agreement with the Workspace Partner.
Not do anything that will or could reasonably be considered likely to constitute a breach of any consents or licences, affecting the Licensed Area or which could reasonably be considered likely to invalidate any insurance held by the Workspace Partner.
Upon the termination or expiry of the Licence, immediately vacate the Workspace and leave the Licensed Area in a clean and tidy condition and to remove any of the Customer’s personal property (“Customer Property”) from the Licensed Area.
The Customer acknowledges that it is responsible for all loss or damage to any Customer Property and accordingly Customer agrees it is responsible for taking out its own insurance in respect of such risks and liability. Under no circumstances shall the Workspace Partner have any liability or responsibility for the Customer.
